Applicant submits outlying application proposals to the local council to demolish a vehicle garage to make way for the building of four Dormer Bungalows.....

A piece of land currently used as the site for a motor vehicle repair garage could soon be demolished to make way for four brand new dormer bungalows following an application which has been put before council planning officers for consideration.
Mr Stovell of STOVELL & MILLWATER LTD is looking to demolish the garage known as Glenesk Garage off Stockton Road for the building of four dormer bungalows with access taken from the nearby Yarm Close.

The application which was published on the council’s planning website on the 1st March 2023 under reference number H/2022/0405 is still in the early stages with consultations only just being sent to neighbouring businesses & properties.
In the planning statement put before the local council its claimed proposals fit neatly into the site, whilst maintaining the required separation distances, providing adequate parking, sufficient outdoor private amenity space and meeting the national internal space standards.
The proposals would include the demolition of the existing garage in order to make way for the new development.
The applicant stated that the proposed development would provide new bungalows in a sustainable location on brownfield land. The location of the development is considered appropriate in principle. There would be no effect on the character and appearance of the area, on the amenity of nearby occupiers, or on highway safety…..
Subject to any local objections to the proposals, its likely a decision on the application could come by the end of April 2023….
