Plans submitted to change the use of a family home that its owners say they are struggling to re-let into Serviced Accomodation for professionals.

A family home which owners claim has been plagued with previous 'poor' tenants could become serviced accommodation if the plans put before the local council are approved.
The plans for the property in the towns Annandale Crescent in West View propose to change the use of the property from a family home to provide accommodation for 2 or 3 individuals at a time for a period of less than 90 days, known formally as Serviced Accommodation.
The application brought by the company A.K Homes has been brought following claims that a number of previous tenancies of the property have been 'unsuccessful', with the landlords claiming that a spell of bad tenants has led to the company having to spend significant funds in rectifying the property, as well as a signifnicant loss of income due to rent arrears, leading to the owners applying to the local council for a change of use of the property to bring in more responsible tenants.
In the statement provided to the council in support of their application, its said the last long term tenants and the previous ones had created a very unhealthy and concerning living environment in the house. We encountered loud abusive language, drugs, alcohol abuse and needless to say financial loss due to non-payment of rents for many months.
We ended up spending large amount of money on legal fees to bring the
property back to shape.
We as a professional property management company feel that we are forced to accept any tenants due to the lack of interest for long term tenancy in this area.
Serviced apartments have varying definitions and operations depending on the scale and
context. Typically in such a small setup, serviced apartments are very low intensity use
compared to hotels and tend to function more like rented apartments but for shorter
tenancy periods
The property will cater to professionals who come to work on contract basis.
The companies who send their staff for work or meetings usually contact us in advance to see if we have any availability. Most of the times the contracts and payments are made with
the companies directly and we present our terms and conditions in relations to the use of
the property.
This arrangement not only safeguards our interest in terms if appropriate use of the
property, heating, electricity but also safeguards the interest of neighbouring properties
because if they are not likely to behave inappropriately such as the long term tenant we
had in the past.
Property developers A.K Homes also stated that the change of use creates the advantage of that any unacceptable behaviour can be reported and strict action taken to safeguard the interest of A.K homes & nearby properties with the applicant stating that the rooms would NOT be individually let as a hotel with the whole house provided in one booking at a time....
Council officers are expected to make a decision on the application sometime in April 2023.....
